Home sales on the rise at St. James Park, a new development in Sunnyvale

St. James Park, a development by Harwood International located in Sunnyvale, announced its second closing and broke ground on its first home. Stanley Varughese, director of sales for Atrium Fine Homes, represented the sale and a groundbreaking ceremony was recently held at St. James Park.

"The stability of the Dallas market is motivating people to build their dream home right now," said Varughese. "With competitive material pricing and historically low interest rates, this is the perfect time to build. Atrium Fine Homes has continued to be successful due to its core values, long lasting relationships, and complete focus on the client's objectives, values, and their expectations."

The estate home boasts over 8,400 square feet which features five bedrooms, five full and two half bathrooms, a four-car garage, media room, game room, spacious outdoor living, and a courtyard featuring an elegant water fountain among other distinct elements that make this home truly a masterpiece.

"Our affluent, distinguished clientele trusts us to position their families in exclusive communities which maintain the value of their home while refusing to compromise their lifestyle." said Jojy Koshy, owner of Atrium Fine Homes. "We focus on St. James Park's distinctiveness and the large two acre home sites. Our buyers will see a great return on their investment because they are able to build a large upscale home within the high design standards of Harwood International."

Paired with the new exemplary Sunnyvale High School and Texas Regional Medical Center in Sunnyvale, the area is especially appealing among professionals who desire to live within a luxury market 15 miles from Uptown Dallas.

"The sales traffic in St. James Park has really picked up, and Sunnyvale is a quickly expanding community that offers luxurious lakeside living, excellent education, and a home built with a brand people know and trust," said Julie Morris, president, Harwood Living. "With the special spring pricing we are offering, more and more buyers are seeing the investment value of St. James Park."

St. James Park is located at Tripp Road and East Fork, Sunnyvale, Texas 75182. Developed by Harwood Living, the residential specialty division of Harwood International, St. James Park is a fully landscaped private community spanning more than 124 acres with 49 estate home sites of two-plus-acre wooded lots. Harwood International Adds Dallas Luxury Homes Unit

Despite an economy in which most builders are running from starting speculative homes, Harwood International's new luxury homes division is moving forward with development plans in Sunnyvale. "We kind of see ourselves as a contrarian, starting something when other developers aren't getting financed in the market," said Chad Lavender, president of the division. This is the first foray into singlefamily residences for the developer of the 17-city-block Harwood District of office, residential towers, retail and restaurants in Uptown.

Harwood has teamed up with Dallas-area architects Boerder Snyder and homebuilder Bob Pavlis, who has committed to building the first three homes in St. James Park. St. James Park will include 49 2-acre lots. The 5,000- to 6,000-square-foot houses will sell for $1 million to $2 million, Lavender said. The development cost for St. James Park has previously been reported in the Dallas Business Journal at $10 million.

The groundbreaking on the first house will be April 4. The home will be finished in January, Lavender said. "I don't have any reservations," said Pavlis of building on spec in the current real estate market.. "When you look six to nine months down the road, there's not going to be hardly any inventory out there," he said.

Ted Wilson, principal of Dallas-based Residential Strategies Inc.: "I hope he's right. Obviously the market has slowed, but we're still moving property right now." A hurdle in selling the houses will be consumers getting financed in the tight credit market, Wilson said.

But Pavlis, a former president of the Home Builders Association of Greater Dallas, is secure that Sunnyvale will attract buyers. According to RSI data, Sunnyvale had 76 housing starts and 100 closings in 2008. There was a 5.3-month inventory of lots. The median home price was $403,189 vs. a median home price of $208,000 and a 3.41-month supply of finished vacant lots in the D-FW market. "It looks to me like Southlake 20 years ago," Pavlis said of the Sunnyvale market.
